Floor plans for city villas
In general, the use of an urban villa is no different from that of any other single-family house. General rules such as our 11 tips for a perfect floor plan also apply to this type of house.
However, the design is based on the Roman villas of antiquity, which were usually used to describe large, imposing mansions. At Hanse Haus, the villa house type has either a hipped roof or a tent roof with a roof pitch of 25° or 23.5° and two full storeys.

Straight-lined building with simple colours, mostly grey roof and little colour on the walls.
Tuscan villa
Typical features here are a façade design in earthy colours and a roof made of clay tiles, which makes this type very similar to the original Roman villa.
- Due to the shape of the roof, city villas today are usually designed to be compact or almost square.
- If the "cube shape" is too simple for you, it is best to plan a single-storey bay window or an extension to break up the straight lines. A carport or garage connected to the house can also have a decisive influence on the external appearance.
- Due to the square shape, the high kneeling storey and the resulting smaller external dimensions, it is also possible to build villas on smaller and medium-sized plots.
- Thanks to the two full storeys, you can also use all the space on the upper floor sensibly and do not lose any valuable space due to sloping ceilings. The rooms can therefore easily be planned smaller.
- With two full storeys, you can also plan floor-to-ceiling windows everywhere on the upper floor.
- The costs for turnkey houses cannot usually be given as a lump sum and depend on the quality of the fittings.

- In order to obtain the price for a turnkey villa, only the costs for floor coverings, interior doors and painting, filling and wallpapering work need to be added due to the high standard of the "Almost finished" stage.
