Floor plans for single-family homes
With a large spa bathroom, guest room with shower/WC or four children's rooms: Even though all detached houses are designed for one household, each one is unique - depending entirely on its occupants.
With our eleven tips for the perfect floor plan, you will learn everything you need to know before planning your single-family home: from the optimal orientation of the house to possible regulations from the development plan and planning with a basement.
Important information about our detached house floor plans
As the name suggests, detached houses are generally designed for one family, usually with one master bedroom and two children's rooms. However, you should consider the following points when planning your home.
How will your family life develop in the future?
- How many children are planned? Do you have enough rooms for your plans?
- Your children will get older. Will a 140 cm wide bed fit in the room? Would you like to share a bathroom with the teenagers or would you prefer a separate bathroom for the parents?
- How will you use the children's rooms when your children have moved out? Are there options for using them alternatively, combining them or converting them into a granny flat?
- Do you want to live in this house into old age? Do you have the option of confining your life to one level?
Where do your children mainly play?
- Are the toys regularly carried into the living room or do they have a fixed place there? This space should be factored into the size of the living room.
- Do your children tend to play in their own room? Plan the size of the rooms accordingly. Alternatively, create playrooms or plan enough space in corridors or galleries.
Have you planned enough storage space?
- A household with children tends to get bigger and bigger: clothes, toys, vehicles etc. need to be stored somewhere. Ask yourself where you will store these things.
- If you plan with a cellar, you tend to have enough storage space.
- If you are planning without a cellar, it is often advisable to use a room in the house as storage space. However, there are other ways to store things. Examples of this are built-in cupboards under the stairs or half-open mezzanines with high ceilings on the second floor. Storage spaces outside the house such as a garage, equipment room behind the carport or a garden shed are also conceivable.
How sensitive are you to noise?
- An open-plan living area with an integrated staircase can be a great style feature in a home. However, it should be borne in mind that there is often only one door between the living area and the children's rooms and the noise level can be disturbing for the children during fun evenings with friends.
- In the teenage years, it can often be beneficial for everyone involved if the children can retreat to their own area - any additional door can help here.
- The current trend is for a separate parents' area on the upper floor, consisting of a bedroom, dressing room, bathroom and possibly a hobby room or sauna, which is separated from the rest of the house by a door. The advantages here are
- a child-free retreat for parents to spend time together and
- In old age, this part can easily be converted into a granny flat.
